Making an Offer

Becoming an owner is easy; the hard part is deciding which property is right for you. Our Search for Timeshares will help you with that. Once you have selected the property and interval, just follow the easy steps below:
  • Chose how you would like to take title (what name or names will appear on the legal documents.
  • Contact one of our experienced sales reps to complete the contracts for you. See Contact Us.
Our Sales Representative will ask you some basic questions and will complete necessary documents to start the transaction. They will then e-mail, fax, or mail you the forms to sign and return with your deposit. You will receive the following documents. Please read each one carefully before signing.

  • DROA (Deposit, Receipt, Offer and Acceptance) read, date and sign the document in the appropriate places.
  • Read, date and sign the rescission statement.
  • Read, date and sign the disclosure statement.
  • Read, date and sign the HARPTA (Hawaiian Real Property Tax Act) and FIRPTA (Foreign Investor Real Property Tax Act) form.

Make a copy of the entire document for your personal records and mail the signed original documents back to us with your deposit.

What happens after I make the offer?


Once you have made an offer we send it to the seller for review and acceptance. Once the offer is accepted and the seven-day rescission period has expired, the offer is sent to escrow.

Approximately two weeks after escrow opens you will receive a packet from the escrow company. Simply follow their instructions and return all requested documents back to the escrow company immediately to avoid delays in closing.

The escrow company will then send you a closing statement and all applicable title and ownership documents for your review and submission of funds. Once all the funds and documents are back from you and the seller, the escrow company will notify the state for recording and notify the resort regarding the change of ownership.

Lastly, the escrow company will notify you about the recording and provide information to you so you can join your resort's affiliated exchange company. This total process from making an offer to closing generally takes about 60 days. Once everything has been completed, it is time for you to start making plans for that much needed vacation.
